What’s your process from estimate to completion?
This depends on a several factors such as when the damage occurs, extent of damages and what time of year. If the home is in a rental program, and the you as owner don’t have insurance to cover loss rentals, then we would make every effort to fast track the process. Typically, in jobs such as this we would require the job to be done on a cost-plus basis, and while we will always strive to do all facets of work within our prior experience of allowable insurance reimbursement rates, we would require the owner take responsibility for costs which could exceed the eventual insurance claim coverage.
How long does it take to get scheduled once I approve a contract?
It depends upon quite a few factors including the amount of pre-planning required, size of job, and our current backlog of work.
Do you offer written contracts and job costing?
For the mitigation stage we require owner to authorize us to commence work, however the industry standard is for the contractor to invoice the insurance company for this phase of work. In some cases, particularly for FEMA flood claims, the allowable coverage from the government is low and less than the actual invoice.
For coverages from insurance carriers our experience, in most cases, is the insurance coverage is sufficient to cover our billed amount, with the exception of your standard deductible.
For the 'put back' stage we like to enter into a written contract with a fixed amount for repairs. It is our experience that the insurance adjusters and the carriers they represent are fair with their customers. Adjusters are often independent from the carriers, and are compensated a percentage of the claim. In other words, the higher the claim, the more they make. That said we have found adjusters to be very ethical and would never artificially inflate claims of damages.
